Overview

A 31,500 SF speculative tenant improvement across multiple floors of the same 9-story high-rise in Burlingame. The work transformed empty office space into market-ready suites built for tenants who hadn't been signed yet.

Scope

Market-ready office floors received new cafés with islands, floating Rulon wood ceilings in lobbies, and HVAC modifications with pneumatic controls. Carpet, paint, LVT flooring, and polished concrete throughout. The corridor, restroom, and elevator lobby scope included new restroom finishes, new lighting, new carpet and paint in corridors, and new Rulon floating wood ceilings in elevator lobbies. New lighting and controls brought the floors into Title 24 compliance.

Outcome

A multi-floor suite of move-in-ready office space, finished to the same Rulon wood ceiling and high-end interior standard as the building's lower level café. The work happened across multiple floors of an occupied high-rise without disrupting existing tenants.
