Overview

A 20,000 SF tenant improvement across an occupied multi-tenant office building in San Mateo, owned by Woodstock Development. The 3-story building sits next to City Hall and houses active government agency tenants, so the work had to happen without disrupting day-to-day operations.

Scope

Full gut and rebuild of all restroom cores and corridors throughout the building. Multiple market-ready office spaces brought up to current Title 24 lighting and finish standards. The lobby remodel covered Stix fixtures, sound-dampening wall panels, LVT flooring, and a floating ceiling. Work was phased across multiple shifts to keep tenants operating throughout the build.

Outcome

A modernized building ready for new tenants in the market-ready spaces, with refreshed common areas serving the agencies still in residence. Government operations continued without interruption through every phase of construction.
